Can You Buy a Luxury Apartment in Paris Without Being There? A Remote Buyer's Guide

A recurring concern from our busiest international clients isn't price or paperwork — it's time. "I can't fly to Paris for every step of this" is a legitimate constraint, not an obstacle to buying. French property law has real, well-established mechanisms for buying remotely, and understanding them upfront changes what's actually possible for your search.

What Can Genuinely Be Done Remotely

The search and negotiation phase. This is already largely remote by default for international buyers — reviewing listings, discussing criteria, and negotiating terms happen over video and email as a matter of course, whether you're in Dubai, New York, or Singapore.

The preliminary contract (compromis de vente). This can be signed remotely, either through a certified video-signing session with the notary or through a power of attorney if you'd rather not be present for either signature.

The final deed (acte de vente). French notarial practice has increasingly adopted remote signing by secure videoconference for standard property transactions. You join via a certified, secure video link with valid ID in hand, the notary verifies your identity and reads the act aloud, and you sign electronically on a connected device — the document is then registered immediately, with the same legal force as an in-person signing.

Power of Attorney: The Alternative When You Can't Join at All

If even a video session doesn't fit your schedule — or you simply prefer not to manage the timing across time zones — a power of attorney (procuration) lets a trusted representative, often a lawyer or notary's clerk, sign on your behalf. A few practical points:

  • The procuration itself must generally be signed and notarized in your country of residence, then apostilled for French validity — a step worth starting early, as apostille processing times vary considerably by country.
  • Both spouses typically need to sign if the property is being purchased jointly, or provide their own procurations.
  • This route is commonly used and well understood by French notaries handling international clients — it isn't a workaround, it's a standard tool.

What Still Genuinely Benefits From an In-Person Visit

Being honest about the limits matters here. A few things are difficult to fully replace remotely:

  • A first viewing of the actual property. Photos and video walkthroughs can screen out unsuitable options, but the light quality, street noise, and overall feel of an apartment are things most buyers still want to experience directly before committing to a seven-figure purchase.
  • Judging the building and immediate neighborhood. A video call shows you the apartment; it doesn't show you what the street sounds like on a Saturday night or how the building's common areas are actually maintained.

Many of our international clients solve this with a single, efficient trip — a focused two or three days seeing a shortlist of properties we've already narrowed down remotely, rather than repeated visits across the entire search process.

What a Remote Purchase Actually Looks Like, Start to Finish

  1. Remote search and shortlisting — criteria discussion, listing review, video walkthroughs of genuinely matching properties
  2. One focused trip (optional but recommended) to view the shortlist in person
  3. Offer and negotiation — conducted remotely regardless of where you are
  4. Compromis de vente — signed via video or power of attorney
  5. Financing and due diligence period — typically 2-3 months, managed remotely with your bank or broker and the notary
  6. Acte de vente (final signing) — via video or power of attorney
  7. Key handover — coordinated on your behalf if you're not physically present at closing

What This Means for Your Search

Distance shouldn't be a reason to delay a purchase you're otherwise ready to make. The mechanisms exist specifically because international buyers are now a significant share of the Paris luxury market — French notaries and agencies working in this segment handle remote transactions routinely, not as an exception.
